STEP 01
Define the areas included in the proposal.
Distinguish parking spaces, circulation lanes, ramps and pedestrian access. Add stairs, entrance lobbies or shared spaces only if you want them included. State the number of levels and whether privately used areas fall outside the service.
Provide an approximate floor area if known. Describing circulation routes and fixed obstacles also helps. Each area can then be assessed without assuming the entire building belongs to the same intervention.
STEP 02
Describe the floor and the condition of the space.
Identify the floor material if known and the needs to review: dust, accumulated dirt or specific stains. Describe their location and extent. The proposal needs to define suitable tasks for those surfaces; identifying a stain does not confirm that it can be removed.
Clarify whether the enquiry includes items other than the floor, such as pedestrian doors, glass or accessible surfaces. Repairs, drain clearance and work on building systems are assessed separately and are not assumed to form part of garage cleaning.
STEP 03
Agree how access will be organised.
Explain the available time windows, who provides access and how vehicle presence is coordinated. Identify any routes that need to remain open so work by area can be assessed. Any requirement to move vehicles is agreed before confirming the work.
Share site conditions, including access, ventilation and operating restrictions the team needs to know. The suitability of specific equipment or tasks is assessed expressly. The quotation should distinguish one-off work from periodic maintenance.
STEP 04
Compare proposals for the same work.
Review areas, tasks, frequency, schedules, materials and exclusions. A price per square metre does not describe the intervention on its own. Compare offers for the same scope and identify needs that still require assessment.
